The City of Richmond

The City of Richmond consists of 22 unique neighborhoods and occupies almost the entirety of Lulu Island (excluding Queensborough), between the two estuarine distributaries of the Fraser River. Richmond neighbours Vancouver and Burnaby on the Burrard Peninsula to the north, New Westminster and Annacis Island to the east, Delta to the south, and the Strait of Georgia to the west.

In the 2021 Census of Population conducted by Statistics Canada, Richmond had a population of 209,937 living in 81,080 of its 85,035 total private dwellings, a change of 5.9% from its 2016 population of 198,309.

Richmond is served by School District 38, and offers eleven secondary schools and dozens of elementary schools.

Major parklands and city gardens located in Richmond include Iona Beach Regional Park, McDonald Beach Park, McLean Park, Richmond Nature Park, Richmond Olympic Oval, and City Centre Community Centre.

Richmond has a high groundwater table resulting in very few houses in featuring basements and until the late 1980s, very few buildings were above 3 storeys high. Also, because of proximity to the YVR International Airport, current building codes limit the height of buildings to 150 feet. Nonetheless, the City of Richmond has a diverse mix of single family homes, duplexes, heritage homes, multi-family dwellings, and a growing selection of townhomes and condominiums. Buyers will find an appealing mix of older and newer homes making the real estate market in Richmond an attractive and desirable area to call home within the Metro Vancouver region.
